Investing in your home is necessary and sometimes exciting. Who doesn’t love a newly remodeled kitchen or bathroom?

Less exciting — although even more important — is investing in your roof. Whether you invest in yearly roof maintenance or a roof replacement, a roof in good condition adds value to your home. When it is time to sell, a well-maintained roof can make the difference between someone buying your house or walking away.

You have one chance to make a first impression. If it is obvious from street level your roof is aging or needs repairs, potential buyers may walk away before setting foot inside your home, or buyers may make a low offer to reflect the repair or replacement expenses they foresee.

Also according to the report, 39 percent of REALTORS® have suggested sellers replace their roof before attempting to sell and 33 percent said the project helped close a sale.

  • Pass inspection: Appraisers and inspectors often look at the roof first. If a roof is in disrepair, it could kill a sale. 
  • Energy-efficient technology: Various types of roofing materials deflect the sun. Therefore, a roof can help save on energy costs to heat or cool a home. Some materials are more effective in certain climates.
